Ireland Street Townhouses

At first glance, Ireland Street feels understated, but every detail was carefully considered to balance durability, style and liveability. Working closely with Tim Riley and the Property Collectives team, Better Living Group brought together seven individual site owners under a shared vision, delivering a development shaped by collaboration, craftsmanship and quality.

Donvale Christian College

A school is more than classrooms; it is the environment that shapes collaboration, discovery, and community. When Donvale Christian College partnered with Better Living Group, the brief centered on delivering a new administration hub, purpose-built early years classrooms, and a four-court play area designed to blend seamlessly into the existing campus.

Delivered over fifteen months, the project introduced modern spaces for gathering and growth, welcoming students from the moment they arrive. With long-term durability and the daily student experience in mind, the final build ensures the college community can thrive for years to come.

The Pasco

Before anyone had seen what it could become, The Pasco sold out in stages, the first within an hour.

Across four buildings and 139 apartments, Better Living Group’s own development delivered something the market was ready for: well-considered three-storey living at a scale that felt human, with a full basement carpark beneath and a ground-floor retail tenancy that has since become a fitness centre serving the community above it. Four stages. Four sales campaigns. Each one building on the last. By the time the final stage launched, the project had already proven its own reputation.

At around $50 million and completed in 2016, The Pasco was the biggest of its kind at the time, and the benchmark it set still shows.

Chelsea Kindergarten

Long before the doors opened, the local community watched Chelsea Kindergarten take shape, knowing what it would mean for growing families in Melbourne’s bayside south.

Delivered as a double-storey childcare hub, the project features five generous classrooms and outdoor play areas across both levels, creating a seamless flow between indoor learning and outdoor discovery. Every square metre balances effortless functionality for educators with an inspiring environment for children.

The build was about more than hitting milestones; it was about creating a distinct sense of place and a vital community anchor that supports connection from the very beginning.

Hawthorn East Residence

More than a house, this project delivered a home shaped entirely by its site, street, and heritage surroundings. A collaboration with Point Architects and Griffin Group, the Hawthorn East build called for creative engineering from day one. Overhead power lines meant moving beyond conventional methods, coordinating dual crane lifts and live traffic management to safely build within tight street constraints.

Sitting gently within the neighborhood’s existing heritage character, the architectural detail speaks for itself. Throughout the build, neighbours regularly stopped by to ask about the finishes — a reminder that great projects are not just delivered, they are noticed.

Modular Housing

Before these homes arrived in Mulgrave, they were a proof of concept taking shape inside our Derrimut manufacturing hub. This project marked a major milestone for Better Living Group, delivering our first off-site modular builds to the community. Partnering with Homes Victoria, the brief called for a swift, dignified response to the state’s urgent housing needs. Utilising Modern Methods of Construction (MMOC), we compressed the traditional build timeline down to a precise 30-day cycle. Each home left the factory floor as a complete unit, arriving on-site with rooms, bathrooms, and essential amenities already fully in place.

The successful handover proves that the future of housing is no longer abstract. By combining industrial efficiency with community-focused design, this project sets a new benchmark for delivering vital infrastructure quickly, sustainably, and at scale.

Port Melbourne Apartment

Rising six storeys above Port Melbourne, this residential development for Griffin Group is designed for those who want more than a view. They want ownership of it. The penthouses each feature a private rooftop deck, where the city skyline and the bay meet on the horizon.

Inside, the interiors reflect the same premium philosophy: considered, uncompromising and finished to an impeccable standard. Currently in design development, the project is already establishing a reputation well before construction begins.

Ford Street Apartments

Footscray doesn’t need to be convinced of its own potential, the evidence is already there. Situated on Ford Street within a major urban renewal corridor, this upcoming two-tower development is positioned to bring a new scale of mixed-use design and office space to the area.

Boasting dual street frontage just metres from Barkly Street, the site is walking distance to Footscray Hospital, Victoria University, and the train station. With an estimated commencement in February 2027, the project taps into a location where the infrastructure is already in and the momentum is real.

Teresa Court

Delivered alongside Housing Choices Australia, Teresa Court stands as another Specialist Disability Accommodation (SDA) milestone engineered to champion accessibility, independence, and exceptional living. Every detail of the residence was meticulously designed to adapt to its future occupants, ensuring a secure, highly functional, and welcoming environment.

Far more than a completed structure, Teresa Court embodies Better Living Group’s dedication to delivering homes that foster lasting social impact and profoundly elevate the lives of the communities we serve.

Hance Street Community Housing

Developed in partnership with The Salvation Army, this social housing project reflects Better Living Group’s commitment to creating places that have a lasting impact on people’s lives. Despite unexpected challenges throughout construction, our team remained focused on delivering safe, high quality homes that balance durability, functionality and long-term liveability.

Mornington Peninsula Bespoke Residence

Positioned along the Mornington Peninsula coastline, this bespoke residence reflects thoughtful design, exceptional craftsmanship and a strong connection to its surroundings. Every detail has been carefully considered to create a home that balances refined living with everyday functionality, resulting in a residence that is both timeless and enduring.

Homage Ivanhoe

Homage is a collection of five residences in Ivanhoe’s Fairy Hills, drawing on the suburb’s history of grand riverside estates along the Yarra since the 1840s. Each home presents a monolithic, stone-faced façade echoing that classical heritage, wrapped around a fully modern interior.

Set among shaded, largely unchanged streets minutes from the village and city, materials such as oak herringbone flooring, natural stone, and custom joinery are chosen to age well over a lifetime. Homage stands as a modern interpretation of classical proportion, continuing Ivanhoe’s legacy rather than simply referencing it.
