Mid-Rise Apartments Sector, All Status

Before anyone had seen what it could become, The Pasco sold out in stages, the first within an hour.

Across four buildings and 139 apartments, Better Living Group’s own development delivered something the market was ready for: well-considered three-storey living at a scale that felt human, with a full basement carpark beneath and a ground-floor retail tenancy that has since become a fitness centre serving the community above it. Four stages. Four sales campaigns. Each one building on the last. By the time the final stage launched, the project had already proven its own reputation.

At around $50 million and completed in 2016, The Pasco was the biggest of its kind at the time, and the benchmark it set still shows.

More than a house, this project delivered a home shaped entirely by its site, street, and heritage surroundings. A collaboration with Point Architects and Griffin Group, the Hawthorn East build called for creative engineering from day one. Overhead power lines meant moving beyond conventional methods, coordinating dual crane lifts and live traffic management to safely build within tight street constraints.

Sitting gently within the neighborhood’s existing heritage character, the architectural detail speaks for itself. Throughout the build, neighbours regularly stopped by to ask about the finishes — a reminder that great projects are not just delivered, they are noticed.

Rising six storeys above Port Melbourne, this residential development for Griffin Group is designed for those who want more than a view. They want ownership of it. The penthouses each feature a private rooftop deck, where the city skyline and the bay meet on the horizon.

Inside, the interiors reflect the same premium philosophy: considered, uncompromising and finished to an impeccable standard. Currently in design development, the project is already establishing a reputation well before construction begins.

Footscray doesn’t need to be convinced of its own potential, the evidence is already there. Situated on Ford Street within a major urban renewal corridor, this upcoming two-tower development is positioned to bring a new scale of mixed-use design and office space to the area.

Boasting dual street frontage just metres from Barkly Street, the site is walking distance to Footscray Hospital, Victoria University, and the train station. With an estimated commencement in February 2027, the project taps into a location where the infrastructure is already in and the momentum is real.

Developed in partnership with The Salvation Army, this social housing project reflects Better Living Group’s commitment to creating places that have a lasting impact on people’s lives. Despite unexpected challenges throughout construction, our team remained focused on delivering safe, high quality homes that balance durability, functionality and long-term liveability.

Homage is a collection of five residences in Ivanhoe’s Fairy Hills, drawing on the suburb’s history of grand riverside estates along the Yarra since the 1840s. Each home presents a monolithic, stone-faced façade echoing that classical heritage, wrapped around a fully modern interior.

Set among shaded, largely unchanged streets minutes from the village and city, materials such as oak herringbone flooring, natural stone, and custom joinery are chosen to age well over a lifetime. Homage stands as a modern interpretation of classical proportion, continuing Ivanhoe’s legacy rather than simply referencing it.
