About the Project

Before these homes arrived in Mulgrave, they were a proof of concept taking shape inside our Derrimut manufacturing hub. This project marked a major milestone for Better Living Group, delivering our first off-site modular builds to the community. Partnering with Homes Victoria, the brief called for a swift, dignified response to the state’s urgent housing needs. Utilising Modern Methods of Construction (MMOC), we compressed the traditional build timeline down to a precise 30-day cycle. Each home left the factory floor as a complete unit, arriving on-site with rooms, bathrooms, and essential amenities already fully in place.

The successful handover proves that the future of housing is no longer abstract. By combining industrial efficiency with community-focused design, this project sets a new benchmark for delivering vital infrastructure quickly, sustainably, and at scale.

Our Projects

Hilda & Electra Street Apartments

Located on Hilda Street and Electra Street, the project comprises 19 apartments on Hilda Street and 21 apartments on Electra Street. Designed with a focus on quality, functionality and long-term liveability, the developments create comfortable and well-considered homes within established residential neighbourhoods.

The project contributes to Homes Victoria’s broader commitment to delivering secure, high-quality housing, with considered architectural responses that balance resident needs, site context and the surrounding community.

Homage Ivanhoe

Homage is a collection of five residences in Ivanhoe’s Fairy Hills, drawing on the suburb’s history of grand riverside estates along the Yarra since the 1840s. Each home presents a monolithic, stone-faced façade echoing that classical heritage, wrapped around a fully modern interior.

Set among shaded, largely unchanged streets minutes from the village and city, materials such as oak herringbone flooring, natural stone, and custom joinery are chosen to age well over a lifetime. Homage stands as a modern interpretation of classical proportion, continuing Ivanhoe’s legacy rather than simply referencing it.

Mornington Peninsula Bespoke Residence

Positioned along the Mornington Peninsula coastline, this bespoke residence reflects thoughtful design, exceptional craftsmanship and a strong connection to its surroundings. Every detail has been carefully considered to create a home that balances refined living with everyday functionality, resulting in a residence that is both timeless and enduring.
